TYPES OF APPRAISAL AND ASSESSMENT REVIEWS, AUDIT AND FORENSICS:

DESKTOP REVIEW APPRAISAL SERVICES:

A desktop review is a review of completed appraisal form and content to determine its compliance to USPAP and typical appraisal standards / practices. Conducted by fully licensed, certified appraisers.

SECONDOPINIONAPPRAISALS.COM utilizes an independent, unbiased, local-market appraiser to review the comparables selected in an original appraisal. Our experienced certified appraiser, who is geographically competent and proximate to the subject property, complete with access to the local market MLS, public records, assessment records, researches the data to provide a SECOND OPINION of the appropriateness and quality of the comparables selected by the original appraiser. SECOND OPINION results provide underwriters and risk managers the confidence and/or credible criticism about the validity of the comparable selection which is the nucleus of the appraisal process and the ultimate determinant of the final value opinion.  A SECOND OPINION appraisal report that severely contradicts the original appraiser's comparable selection can also serve as an FHA or Dodd-Frank Public Law 111-203 compliant basis for a client to responsibly appeal the original appraised value or to order a replacement appraisal.

FIELD APPRAISAL REVIEW A/K/A DRIVE-BY APPRAISAL:

The Form 704 and Form 2055 are the most commonly used "short-form" real estate evaluation reports. Reports include photos of subject and street scene and verification of comparable sales. The Form 2055 has the option of an interior inspection.

COMPREHENSIVE APPRAISAL REVIEW:

The URAR 1004 Single Family Appraisal, 1025 Multi-Family, Condo, Coop and Land form valuation includes complete front, rear and street scene photos of the subject property, photos of front of each comparable sale, site sketch, location map, detailed market comparable grid and a basement to roof interior inspection and a narrative of those items that enhance value or impact negatively on value. In addition, SECONDOPINIONAPPRAISALS.COM  reports to the client any matter omitted by the original appraiser or Assessor that impacts on the value reported.  All COMPREHENSIVE EXTERIOR/INTERIOR Appraisal Reviews are performed by a certified appraiser. All appraisals are completed under USPAP guidelines
